Inventory/Analysis
Location:
This site is located on the outskirts of Point Douglas and is in much need of some revamping. It is the northern most site of the seven in Point Douglas located just east of Pritchard Ave. Ironically there are three outlets or side roads off of Main St. that lead directly toward the Pritchard Dock yet they are meaningless due to the lack of use and programming that the area offers.
Existing Buildings/ Structures:
The majority of the site houses smaller middles class residential housing. The site hosts a scattering of commercial structures, some currently very new, and even a few that are unoccupied. The large commercial building nearest to the docks is a fairly new service and care center/hospital. There is also a small entrance patio that is centrally focused around a young maple. A multi-colored pallet of browns and beige paver surface this patio area at the top of the hill that leads down to the docks.
The Site In Context with the Surrounding Neighborhood:
Everything about this site demands it to be an attention grabber or rather a hub to draw the people into it. Located on a bend of the red river, it prominently protrudes from the landscape making it an ideal lookout point allowing for perfect uninterrupted views. The fact that three roads (Magnus Ave., Pritchard Ave., and Selkirk Ave.) lead directly to the area make it an obvious gathering spot. To the northwest is the Redwood Bridge while to the southwest is the Disraeli Bridge, both in plain view from the Pritchard Docks.
Proposed Programmatic Changes
- Redefine the walking path running north to south along the red river.
- Implement a docking system to allow for alternative modes of transportation.
- Suggest a ferry or charter to experience Winnipeg in a different way.
- Poor lighting. Install dock and shore lighting.
- Future considerations in connecting or continuing the boardwalk south of the site.
- Create a safer and more welcoming environment (re-pour concrete)

- Waist high grasslands
- Elms along the boulevards
