Commercial development is changing around us daily as it returns to the main streets across America. People are seeking opportunities for daily activities; such as shopping, and this calls for pedestrian friendly pathways. Some of the bigger traditional stores are being transformed into mixed-used centers with attention to detail being focused on curb appeal that focuses on traditional downtowns. The agriculture fields that surround these developments are being transformed into urban townships with housing, entertainment, and buisnesses that are combined throughout the community.
Basic Goals & Guidelines
1. Efficient Use of Land Resources. Efficiency equals a urban development that only uses the land necessary.
2. Full Utilization of Urban Services. Use existing buildings and services where available. We must use the most of our exisiting structures and build new ones when appropriate to account for new growth.
3. Mixed Use. Mixed-use development brings many forms of land use together.
4. Transportation Options. Many options that should include walking, biking, and public transit; room where expansion can be provided in the future.
5. Detailed, Human–Scaled Design. The design is attractive and allows for a pedestrian–friendly community that ties in with community character and history.
These guidelines are smart ways of building a community in which many benefits are provided to the citizens. They represent the best use of resources; whether financial or natural, good management of public facilities, and the building of community.
