Analysis of site

Analysis

Other points:

-Good sun from south

-Buidlings and berm from railroad block winds

-Since all buildings are being renovated, there are many good views, including Artist Reprive park to the southeast

-Site needs new fence and possible plant buffer by railroad tracks



General Info:

  • Location

- South Point Douglas, south of the railroad tracks, north of Higgens Ave., between Gomez St. and Annabella St.

  • Current Use

- The area is currently used as a storage space for semi trailers as a result of the company that owns the property.

  • Existing Buildings

- Old Cosmetic Warehouse to the east - Storage buildings to the west.

  • Green Space

- There is currently no green space on the site but instead the property is lined with gravel.

  • Vegetation

- The site has very little vegetation besides a few deciduous trees and weeds growing along the fence and railroad.

  • Cultural Aspects

- The only cultural aspects found at this time is the Artist Reprive park to the southeast. The old warehouse building may be renovated into a building for the arts.

  • Streets and Roadways

- Higgins avenue is to the south of the site and is a busy street. Curlis street is the street that actually runs into the site and seems to have minimal use. Annabella Street runs east of old cosmetic warehouse.

  • Railroad

- There is a railroad that runs to the north of the site. It looks as though it may have been a busy railway at one point in time, but gets no use today.

  • Historical Aspects

- The only historical aspects found at this time are the old warehouse and storage buildings around the site.

Material Study

All of these examples of concrete are sucecssful. They serve a purpose, and because of the nature of concrete, are very durable.

The post for the light matches the architecture of the building and has character.

The planters serve as a decorative feature and aslo has a functional aspect.

The steps by the edge of the river are a good example of the durabiity of concrete; the river gets flooded. Concrete is one of the few materials that can stand up to the water and also freeze/thraw of the seasons in Winnipeg.

The skate park is durable and easily formed to create curves and bowls. Concrete is able to be troweled to a smooth surface, which is needed in a skate park such as this.

The stamped/decorative concrete adds texture and visual interest. It also helps in freezing weather as a rough surface for better traction.
